A Mariano's Could be in Orland Park's Future

Mariano's targeted for Orland Crossing near PF Chang's. Public hearing will be 7 p.m. Tuesday. Condos and row houses also planned for the area.

Orland Park’s next development plan for the downtown area includes a 73,000 square-foot Mariano’s Fresh Market, and a mix of housing and retail to be built in the Orland Crossing area, northeast of 143rd Street and LaGrange Road.

The Mariano’s store will take up about 8.5 acres of land and will be immediately adjacent from Panera Bread and the existing shopping center, according to Orland Park Development Services Director Karie Friling. The housing portion will comprise 231 multi-family residential units including rentals, townhomes, row houses and condos with amenities similar to the Ninety 7 Fifty on the Park complex across LaGrange Road.

“It will be a mix of buildings centered around a club house with a pool on 12.5 acres,” Friling said about the housing portion.

The Orland Park Plan Commission will be holding a public hearing on these proposed plans 7 p.m. Tuesday at village hall.

The location will be bordered by P.F. Chang’s and Granite City on the west side, 142nd Street on the south end, the Heritage Estates subdivision and Lennar townhomes on the east and a bike path and water on the north, near the Metra track.

Friling cited market studies done before the Ninety 7 Fifty plans were announced that showed Orland Park is capable of taking on even more housing beyond this proposed project, though no other housing plans are proposed.

When asked about adding another grocery store within about a year of Whole Foods opening, and with Pete’s Fresh Market buying the old Terry’s Lincoln on 143rd Street and John Humphrey Drive, Friling noted that Pete’s hasn’t submitted any plans for the redeveloping property since acquiring it about a year ago.

“It makes really good sense to have this property there,” Friling said about Mariano’s. “It will serve as a full grocery for the Ninety 7 Fifty building as well and the rest of the area.”

Residents contacted Orland Park Patch Monday with concerns about streets that will be added and extended in this project, which are 140th Street and 141st Street, and the possibility of added through traffic. Friling confirmed that two connections to LaGrange Road are planned for the east of this development, and said that the openings will allow people living east of the property to now access LaGrange Road, Orland Crossing and Mariano’s.

“Right now there is no access from the two subdivisions to Orland Crossing,” Friling said. “When we look back at that decision, we wonder if it was the right one.”

As for the rest of the Main Street Triangle area west of LaGrange Road, Friling said plans are in progress but aren’t ready to be announced.

“Let’s just say 2014 will be a great year,” she said.
